Do they ????? having owned a property in EMP for 17 years since it opened and knowing the developer & management, do not believe all you are told.

The owners paid extra to have the complex a gated community, but now the management have opened it to the public with karaoke, darts, bbq's with very loud music, also renting to weekenders, which at the last AGM the developer & president who works for the developer promised to stop, many of the remaining owners are not very happy at all. ( am I glad I sold last year )

I was in touch with ascav only last week and according to council records they checked, it is still a residential
complex

No it was built by a Brit based in Madrid parent comp Novocorp.es 63 apts almost 50/50 timeshare and outright owners, the only problem was he was a timeshare person happy to take our money when he sold the apts, but did not like outright owners having a say.

When we were younger! our son who was about 9 or 10 was given this scratch card by a rep, which obviously was a winner, then almost forced into his escort convertible to collect the prize!, delivered to El marques palace. He got his commission, and we walked out very quickly. My son is now 32, and we never bought a time share. Totally embarrassing for all concerned, even felt sorry for the little Rep.

Apart from the political views we had a lovely dinner there in lovely surroundings by the church

And was always looked after by the waiter

Georgie, not long ago you were thinking of buying a property in LG, if it was not for people who had purchased & found the pitfalls, dodgy info & the political problems involved & we informed you of these you could possibly found yourself in a load of trouble.

pilgrim, many years ago in Spain we also were conned into viewing a timeshare complex & my wife was in the travel Industry, needless to say after 2 hours we did not sign but made sure we collected the bottle of brandy on our way out,

PS, never fell sorry for a timeshare salesperson, if they told the truth their tongue would fall out.

Unhappy has an axe to grind and he cannot stop grinding it.  All his above comments are rubbish. The buzzer to get in has gone, the weekend lets have gone, the music has topped at the correct time. When this was discussed with the outright owner he took immediate action and brought it all to a halt. All the owners, which I am one, are happy with the situation.

tomfer I was there a little over 2 weeks ago and spoke to an existing owner who had had a meeting with the new manger and they told me he was not interested, driving past in my car at night around the small Island I could hear the music in my car, I doubt you were an owner when we paid for the gates & fencing

Why would I have an axe to grind after 17 years of ownership in EMP & knowing a lot more about the complex than I would say most of the other owners, most who never even turned up to a AGM or EGM or who backed an owner that had only his own interests along with the developer they listened to.

I have sold my property, and got a lot more money than any other owner, and boy how glad I am, if you think it wont change read my second paragraph of my previous post if you were at the last AGM in September 2017 you were promised that there would be no more weekend rentals, bit of a white lie I would say .

When it was built and opened in 2000 which is the year I purchased my first property there it was the best complex in the area large apts, large balconies, quite and excellent reception staff its a pity it went downhill from then

I personally love El Marques Palace. The new pool bar with Adrian the host is great. I like the fact that the complex is well maintained and looked after. Yes the weekend rentals are back on, after being stopped for a short time, but if it keeps the money flowing in, then so be it. I@m looking forward to my next visit later this year.

The money flowing in, but not to the complex, the pool bar is a seperate business. El Marques Palace has the most expensive community fees in the area and for one of the newer complexes why ???????

The complex is well ordered and maintained - 24 hour security, tidy, heated pool (and not a lot of places can claim that), maintenance etc. I understand that it's not cheap, by any stretch of the imagination, but I'd rather pay for the place to be looked after than for it to look shabby, as some do. I realise that the pool bar is a separate concern, but it all adds to the facilities etc. and everyone that I have taken to EMP loves it. I guess it's a matter of expectation - EMP meets mine right now.

Hello Stereomike. The weekend lets (2nights) are still scrapped. The three night stays are still on. Hope this helps. I refuse to get involved with unhappy. He is no longer involved in the complex and I would like to think he would stay out of something that is not his business.   But then.............!!!!!!!!!!!

tomer, you really should know the facts before you sound off to me, firstly this is a site where you can post freely and informately I answered a post from blarer, you then posted a fact that I know you have no proof of about EMP.

A couple of the owners who are unable to sell their apts because they purchased at the top of the market were fined like myself and ASKED ME to try and find any information out about their position, which I did.
One of the people I contacted was ascav.es who informed me that according to the council records they checked El Marques Palace DID NOT HAVE A TOURIST LICENCE

It is a pity you did not listen to me at the AGMs you then would not be in the position that all the owners found themselves in, that is why they have sold their apts all of them at a loss.

The only thing that I remember you bringing up at a AGM was the weekender letting now you seem to think that having them for 3 days instead of 2 days will be ok, it's a pity most of the staff at EMP don't agree with you because of the noise, mess & damage they cause and how they  book an apt for say 4 and 10 will use it. My wife and I on one occasion counted 13 in & 13 out of a 3 bed apt, weekenders of course.

As you say I am no longer involved with EMP ( thank god ) now see how you get on with the developer the person who did and still does have an illegal President that you voted for DG & DM did not & do not own a property in EMP and the developer can not proxy them apts, a position I pointed out, but you along with the other owners still voted in.

Also if asked I will still try and help the other owners, as one owner said at an AGM that it was only myself that had taken the time & effort to find out the legal situation at EMP after being misled and most of us fined along with the rights of owners with the Horizontal Rights of Ownership a document I suggest you read.

One final thing I did suggest that this topic was moved to the general page already linda.

I think it is good to hear from both parties, people can then make their own minds up, we went and had a look there one weekend and decided it was to busy and noisy for us, but of course it may meet others requirements, so it is good to hear other points of view.

With an interest in El Marques Palace - I'm personally open to hearing all sides of the discussion. I'm not however, interested in personal disagreements - I just want facts. I did not attend the last AGM but will be present this year.

StereoMike,  That is good, how people can invest 100s of thousands of pounds in a foreign country, most do not speak the lingo and then never turn up to a AGM or EGM is crazy. Don't expect the facts to be truthful find out for yourself.

Be careful though there are some people who are told black is white and believe it, instead of listening to people who have found the facts out for their benefit.

I could be derogatory and say some people however you try to warn & help them, still act like that little animal that follows the idiot over the cliff, but as someone has pointed out why should I worry anymore,my money is safely back in the UK.

With regards the large hotel chains and their affect on local businesses Playa Paraiso makes the point perfectly. We drive over from PS most years for sentimental reasons and follow changes with interest. The Hard Rock takeover of hotels and The Lido and the construction of a footbridge connecting the two for its guests means that they literally don't have to set foot in the rest of the resort.

The little bars and restaurants that used to face The Lido had all been wiped out on our last visit late last December.

On the subject of Playa Paraiso, we stayed there when it first opened, as you drive down there we stayed at the hotel on the right, we thought it fantastic, the rooms were great and the hotel spotless, great entertainment every night, then the tour companies pulled out, it was very quiet but a lot of building going on, we went back to have a look last year, we were shocked at all the development, it had become very tacky and touristy, would never stay there now.

Is the Asturias Restaurant closed down now permantly. Such a shame as a lovely setting . Any chance of it reopening under different ownership? Does anyone know please? Also,which supermarket is selling the new style bono cards ? Thank you in advance for all your replies .
