Does anyone have any any info on these new certificates which have just been brought in since June 1st 2013? We have just been informed by our estate agent that we will need one as our property is up for sale. Was there any advanced warning that this was going to be brought in?  Seems like yet another con by the Spanish government to extract money from unsuspecting property owners.  :'(

  • This has been in discussion & in the press,Internet sites for some months.  Its really only the equivalent of what has happened in Europe/UK for some while.  I have the same situation as you and came across an English company who do these.  Mine is in the pipeline now and should be complete this week.  They are very efficient and cheaper than most prices quoted generally.

  • Thanks for that info JB. I was also going to ask for details of who you used but Poolepireate got in before me. We have been told a figure of around 200 euros so it would be interesting to know what your costs were. I assume it may be related to size of the property.

  • Thanks for those links. 9plus sound a very reliable company with lots of good feedback from satisfied customers which is always good to have. Not sure that it is the same company that JB used, but will certainly follow them up.

  • The company I am talking about is;" PJ Electrical & Building Services"  647039656.  I got my Certificate tonight, only took a week Its very comprehensive & not expensive.   Would highly recommend them.

  • Energy performance certs, have been here in the UK for a number of years, Labour Gov signed up to it, cynically many would say to create a new tier of inspectors, and control! Tens of thousands were trained at their own cost (many ex-mortgage brokers (I know 2)), often estate agents. These new certified people were promised that inspections would pay up to 300 per certificate. But truth is they are as cheep as 70 for a studio (in south London). Needed for all property up for sale, and all rented homes, think they had to be renewed every 5 years, but now 10 years. Labour had planned to fine all landlords that had a low efficiency rating. Typically an inspector would turn up fill in a tick box sheet, measure the m2. Then back at office put all this info into a computer program, which then gives printed cert and rating.
     I can possibly understand that for a prospective tenant or buyer, an indication of energy usage is useful, as UK is a cold wet dreary place. But Canaries - they must be joking!

  • FAO JB or anyone else who has received an energy certificate:
    Please could you tell us what rating your property has been given? The few properties that appear on local (LG) estate agents websites that have received theirs all seem to have been given a G rating, the lowest level! Is this just a coincidence, or are the majority of home-owners going to be rated as 'G'? If every property, whatever age, is going to be G-rated, it all seems rather a waste of time and money. Unfortunately it has to be done to comply with the new law. The only people who will be smiling are the engineers who are carrying out the inspections.

    After watching Top gear last night I should not worry about selling your property (mine is for sale also)
    You might get enough money for it to buy a ticket home if you are lucky!!!.

  • Yes - we watched that too. Frightening, wasn't it? That was mainland Spain too, so it's even worse there than Tenerife, if that's possible.
