New apartments Laderas de Argel

  • Saw an advert in Island Connections for a new complex of 60 apartments in Los Gigantes and had a look at their website.
    Do any of you know annthing about them i.e. where they are situated and if they have started building ?

  • Hi Cordshoes,

    I would say these are to be where the rock pecker has been doing its stuff lately and yes, there is certainly building work going on. Bit of a hike down to Los Gigs (and even more back!!) as, if these are the ones in the photos,  they are at the same level (altitude!!!) as the infamaous Royal Sun.

    Thought from the pictures that they look like they are on the road in to the village,and that they are the grey blocks next to Colonial Park.
    The pictures show them on one side of a road with nothing on the other side which is obviously not true as Sauce/Drago/Geraneos/Flamboyant are on the other side going down the hill slightly.

    My interest is in one of the aforementioned complexes and whether any work is actually taking place on these or are the developers just taking a "flyer" to guage interest. Given that quite large complexes such as Gigansol/Balcon are still not sold, then wonder whether they will actually come to fruition.
    Also the noise is a concern as LG seems to have had this for at least the last 5 years and was hoping it would finally be coming to an end.

    Any comments/thoughts greatly appreciated

  • i hope they do come to fruition and are sold!  i think the local businesses need more people in town!  i am sure it will. i have great faith in the area, it'll be great when that motorway comes right up to varadero cutting out alcala and san juan, hopefully it'll bring with it lots more tourism!

  • Is this the building you are referring to Linda? 

    I took this photo for a laugh about 5 years ago to show to a friend who is a bricklayer. I had never seen anything so badly built and it looked structurally unsound. The pillars supporting the upper part seemed grossly undersized.  I thought it had been condemned.

    it looks like it is planned tio be built on the road which leads to the Royal Sun (Geraneos ???) so at least that would explain the grass on the other side of the road in one of the sales pictures.

    Janey i think you misunderstood my interest in these as i just wanted info. and was'nt a NIMBY post. All apartments had to be built at one time !!!

    AS some of the other complexes have been slow to sell, then a white elephant at the start of the village would'nt be exactly enticing.
     guess you have a business in the village and the sound of more (possibly unnecessary) building noise is not exactly an enticement to visitors in the short term either.

             My belief was that the extension to TF.1 was going from Adeje roundabout through Guia de Isora and Chio to finish in Santiago del Teide. Unless someone knows different ?

  • i would love to know where it is going - i heard a rumour it was to finish near varadero.....  is this just another rumour....? :-\\

  • Yes Janey, just another daft rumour! The plans are available for anyone to see at the various local town halls. I have had a look, and the road will go from the Adeje roundabout through to Santiago del Teide via Chio direction. There is a spur that is coming down to Fonsalia in preparation for the new port that is to be built there.

    In my opinion Guia are really getting things together with the new walkway at Alcala improvements to beaches etc, Im not sure tht good old Los Gigs is going to be able to keep up, after all there isnt one single place you can sit and look at the sea and eat/drink outside -  which is what most northern europeans want until you get to the 1 or 2 in Playa Arena and Puerto Santiago Bajo

    Make the Marina a pedestrian zone say I

  • thanks for that info gigi, fonsalia - is that next to alcala?  if so, what sort of port?

    i think you are right about guia, they are making some great improvements along their coastline, it would be great if they would do a compulsory purchase on los gigs marina and do some similar improvements there ;D!!

  • Fonsalia is just after Playa Sa Juan and before Alcal'e1 if you are going towards Los Gigs.

    There is to be new Ferry port there which will eventually replace los Cristianos -  although its a fair way down the line as of course the road isnt even in yet

  • I would love to see the Marina free of cars and agree the lack of places to sit and look out to sea is a big negative with the village.  Has there ever been serious discussion with the powers that be about the Marina problem?  We've been coming for quite a few years now and always choose an apartment with a good sea view to make up for the lack of views from bars and restaurants.

  • I heard yesterday that there is now a pecker in the marina digging out the route for the new electricity supply and that cars are banned at the moment -  oh dear be careful what we wish for!!!! :-[

  • Creating more space for the catering establishments at Los Gigantes  Marina would certainly benefit the catering businesses there, provided their food preparation facilities are able to cope with a greater volume of business. Whether it would benefit the Marina company is a different matter.

    I donquote t know whether the premises are owned by the Marina company and let to the catering businesses or whether they are owned by the catering businesses.

    If the premises are owned by the catering businesses, then the proposal offers no benefits to the Marina company only disadvantages.

    But if the Marina company owns the catering premises, it could benefit through higher rents based on increased turnover, however, the Marina company would lose revenue on parking permits. The proposal would detract from the boat ownersquote  convenience of parking their vehicles close to the harbour and this would adversely impact on harbour charges.

    The scheme would presumably require planning permission and I think the local council may be more concerned about the consequent parking problems in Los Gigantes than the advantages it would bring.

    Why donquote t the advocates of the proposal petition the Harbour Master.

  • Plans were raised by a number of people, the harbour master/marina owners included. Most controversial was idea to import yellow sand to the beach at LG, and extend it, move all the boats around, extend the breakwater etc etc.

    Think the idea was to turn it into a type of Marbella in Tenerife, but nothing was to be done to the access road down from the village. With parking for 500 extra cars, you can imagine the chaos especially when the coaches drop off/pick up for the boat trips.

  • I have just been browsing through the Tenerife Sun and noticed the Laderas de Argel advertisement  for  60  1 and 2 bed apartments (from 224-443K  Euros). In the same edition there was a report of an OECD warning about the unsustainable growth in house prices in Spain and a likely downward market ldblquote adjustment.dblquote

    Have I lost touch with the Los Gigantes housing market because the advertised ldblquote off plandblquote  prices seem ridiculously high  when compared with properties currently on the market such as at the Balcon (starting at 174 K Euros).

    No doubt there will be some who will be prepared to invest in property at these inflated price levels despite the many warnings about a probable crash. A triumph of hope over experience, perhaps.

  • Well personally with the dodgy building as part of it i would be wary to give 80,000 euros.I think they may have a problem selling them  :)
