Buying a Property

  • I have been informed that it is common practice in Tenerife for estate agents to offer conveyancing services for both the seller and purchaser in property transactions. This would never be allowed in the UK and surely there is a clear conflict of interest where the agents prime objective is to sell the property on behalf of the vendor and earn the appropriate commission. Can anyone offer advice, based on their own experience, if they have used an agent who has acted for both parties or perhaps preferred to employ an independent solicitor for their purchase.  Can anyone recommend a conveyancing English speaking solicitor in the LG area?

  • We purchased a new property in Los Gigantes some 5 years ago and was recommended a local lawyer.  We have been dealing with him ever since with all matters relating to our property and taxes etc. I believe he still has an office in Los Gigantes, his details are as follows:

    Do Not under any circumstances allow this to happen! use an independant conveyancing service, perhaps the link provided above. To use the same is very bad practice and can come back and bite you at a later date.
    I have known property to be sold with illegal outbuildings etc, especialy if the agent is a friend of the vendor, the exchange of a brown envelope is not unknown.
    Not meaning to tar all Agents with the same brush, but it DOES happen!

  • Thanks for your comments and advice.  It confirms my thoughts that this can not be good practice. I will contact the lawyer in LG.
